1. Poor Long Term Planning

When designing and building a luxury home you need to properly take into account your lifestyle and future plans by asking yourself the right questions. What’s most important to you right now? Will this change in the future? How long do you plan on living in this house? Do you plan on having children? Will the design be appropriate when you’re older. Failing to ask these important questions could mean that you invest in a home that will become inappropriate, inconvenient and even dangerous in the future.

2. Bad Heating, Cooling & Ventilation

In a hot climate like Perth, paying attention to the heating, cooling and ventilation of your home will have a big impact upon your comfort levels and utility bills. A good luxury home builder will take into account factors like insulation, solar passive design and effective heating and cooling methods to ensure that your comfort is maximised and your heating and cooling costs kept to a minimum.

3. Bad Spatial Planning

Getting the ratio between storage and living space wrong is a common mistake, especially if you’re building on a smaller plot of land. That’s why it’s important to work out exactly how much storage & living space you need now and in the future and factor this into your chosen design.

4. Under-used Rooms

It’s very tempting to go for all the bells and whistles when choosing a luxury home design, but it’s important to slow down and make sure that you’re building spaces that will actually get used. An elaborate home gym or sewing room might seem like a good idea on paper, but they’ll often quickly become dumping groups for all sorts of unwanted clutter if they’re not regularly in use. 6. A Badly Placed Laundry

A poorly located laundry will make many of your essential domestic tasks a lot more inconvenient than they have to be. Think about what will give you easiest access to both the washing line and the rest of the house. Noise is also a consideration too. Not many people want to have the sound of a washing machine on a spin cycle disrupting the peace and quiet of the master bedroom.

7. Poor Kitchen Placement

A badly placed kitchen will make tasks like bringing in the groceries and serving dinner a lot more difficult. Ideally you want it to be near a garage or back entry as well as the dining and living areas, especially in a two story home. Nobody wants to be carrying heavy shopping bags, plates of food and dirty dishes up and down stairs!

8. Poor Bedroom Placement

If you’re going to get your beauty sleep then your bedroom needs to be as far away as possible from noisy and high traffic areas of the house. The master bedroom should ideally be at the far end of the house and not share a wall with the central living area. Get it wrong and adequate privacy and getting a good night’s rest will be an issue

9. Bad Garage Location

The entry from the garage is likely to be a high traffic area, especially if you have children in the house. This means that it’ll probably be both noisy and messy with all of the heavy backpacks, dirty sports attire, bags of groceries coming and going. Make sure the garage enters into an easily cleanable area like the kitchen or an area with a hard floor. Carpet is definitely a huge mistake here.

10. Being Talked Out Of What You Really Want

You know your family’s lifestyle and needs better than anyone else. A good luxury home builder won’t try and talk you out of what you really want in favour of what they want to build.
